  • the absence of the intention to obtain monetary profit, as well as the need to maintain accounting records and pay taxes;
  • absence of hired workers – all activities are carried out by the efforts of one person or one family;
  • growing agricultural products primarily for personal consumption (selling surplus is not prohibited by law);
  • lease/purchase of a land plot exclusively for private household plots.

A private household plot can be of two types: a private plot or a field plot.

What can be built?

When wondering what can be built on a private farm plot, it's important to remember that all structures erected on this area are governed by local urban planning regulations and land use rules.

Buildings on a private household plot can be:

  • residential building;
  • utility rooms (auxiliary, domestic);
  • non-capital buildings/structures that do not have strong connections to the ground and can be moved to another location.

All buildings erected on private farms must strictly comply with SNiP (Building Codes and Regulations), development and land use regulations, urban planning regulations, etc.

On the garden plot

A private plot is a plot of land for the personal use of individuals living outside the city limits. A private plot is part of the lands of populated areas. When asked frequently about what to build on this type of plot, lawyers answer: a residential building, outbuildings for auxiliary and household purposes.

Residential building

When constructing a residential building on a private plot, the following rules must be followed:

  • the property must not be divided into several separate apartments;

Having completed the registration of a private farmstead, owners wonder what can be built on the field-type plot. The following activities are possible here without any restrictions or approvals:

  • fence installation;
  • construction of buildings without foundations: greenhouses, premises for keeping poultry, etc.;
  • drilling wells to the first aquifer.
